Payment for rental on Phuket
Frequently Asked Questions
— How much does the agency service cost? Nothing. For you — it’s completely free. Property owners pay our commission.
— What is a security deposit? It’s usually 50% of one month’s rent, paid directly to the owner to secure the booking. This deposit is returned to you when you move out, provided nothing is damaged.
— What does the rent include? Typically, rent is for the property itself. Utilities like electricity, water, and internet are paid separately.
— How do you pay rent? Normally by bank transfer, according to the rental agreement.
How the process works
We help you find villas, apartments, or houses on Phuket based on your needs. We send you options and consult on each one.
Once you’ve chosen the right property, we contact the owner. Usually, we get a reply within 24 hours.
Next step — booking confirmation. You transfer the security deposit to the owner, which guarantees the property is reserved for you.
Paying rent and signing the contract
When you arrive on Phuket, you sign a rental agreement directly with the property owner. Rent payments are made according to the contract — most often by bank transfer.
If you’d like, you can pay the rent in installments. This just needs to be agreed upfront and included in the contract.
If you cancel the booking, the conditions are as stated in the agreement. You can also help find new tenants — in this case, your deposit is usually refunded in full.
Why prices might change
The prices on our website come directly from owners. Sometimes they adjust prices without prior notice. We only find out when we make a specific request about a property.
So we always recommend checking the current price before final booking.
Lease term & rental price
You can rent for any period — from a few days to several years. The longer the lease, the lower the monthly rent.
The contract clearly states the term, price, and payment terms. When renewing, a new contract is signed, and this is when you can agree on new conditions and prices.
